    DDA Announces Special Scheme with 25% Discount on Delhi Houses: Locations, Eligibility, and More

    DDA Announces Special Scheme with 25% Discount on Delhi Houses: Locations, Eligibility, and More

    The Delhi Development Authority (DDA) announced on Monday the launch of a special housing scheme for 2025, set to roll out within the week. This scheme includes 110 flats located in Vasant Kunj, Dwarka, Rohini, Ashoka Pahadi, and Jahangirpuri. Additionally, a 25% discount will be offered on flats in Narela, Loknayakpuram, and Siraspur for specific groups. The decision was made during DDA’s monthly meeting, chaired by Lieutenant Governor VK Saxena.

    Scheme Overview

    The special housing scheme offers a range of flats: seven high-income group (HIG) 3BHK flats, 58 middle-income group (MIG) 2BHK flats, and 45 low-income group (LIG) 1BHK flats. While flats in Vasant Kunj will be sold through e-auction, those in other areas will be available on a first-come, first-served basis. The exact number of flats at each location has not been disclosed.

    Focus on Marginalized Communities

    A 25% discount will be provided to several specific groups, including building and construction workers (including PM-Vishwakarma scheme beneficiaries), auto-rickshaw drivers, cab drivers, women, SC/ST individuals, war widows, persons with disabilities, ex-servicemen, and recipients of gallantry awards. This discount offer is valid until March 31, 2025.

    EWS Flats in Narela

    Around 700 economically weaker section (EWS) flats in Narela (Sector G2) will be offered with the same 25% discount. The DDA is working with financial institutions to provide financing options directly at the time of purchase. The initiative is aimed at workers from industrial areas like Narela, Bawana, and Bhorgarh, as well as surrounding areas in the National Capital Region (NCR).

    Other Housing Schemes

    The 25% discount will also be applicable to some flats under the DDA Sasta Ghar housing scheme 2024 and the DDA Madhyam Vargiya Housing Scheme 2024. Flats in Narela, Siraspur (LIG), and Loknayakpuram (LIG) will be available on a first-come, first-served basis, with 25% reserved for eligible applicants. Additionally, 10% of the MIG flats in Loknayakpuram will be offered at a discount.

    Addressing Housing Challenges

    The DDA’s initiatives aim to tackle challenges such as unsold inventories in Narela, where housing projects have faced issues like low occupancy, poor connectivity, and security concerns. A report published on November 25, 2024, highlighted these issues, calling the area a “ghost town.”

    Other Approvals

    In the meeting, the DDA also approved the change of land use for 4.63 hectares in Shakurbasti, from transport to residential, to allow for a group housing project. The Rail Land Development Authority (RLDA) had requested this change to develop railway land parcels. Additionally, modifications to regulations for setting up fuel stations on private land and changes to guidelines for disposing of EWS units were approved.

    With these initiatives, the DDA aims to provide more affordable housing options for various sections of society while addressing the challenges in existing projects.
