    Whenever a house is taken on rent, the landlord makes an 11-month Rent Agreement. Even if the house is given on rent for a year. The number of people taking houses or flats on rent is increasing. Because a large number of people are moving to cities in search of work or for studies. It is mandatory for all landlords to make a rent agreement. It is a legal document. In which everything from rent to facilities is written between the tenant and the landlord.

    Why is the rent agreement made only for 11 months?

    There is a law in our country to make a rent agreement. Under Section 17 (D) of the Indian Registration Act, 1908, if any tenant and landlord make an agreement for a period of less than a year, then they do not need to register it. To avoid this registration fee, people make an 11-month rent agreement.

    If this does not happen and the agreement is made for a period of more than a year, then both the tenant and the landlord will have to go to the sub-registrar office and submit the necessary documents. In which registration fee will also have to be paid.

    On the 11-month rent agreement, along with registration fee, stamp duty is also not to be paid. Due to which the expenses of the landlords are also reduced. This way it is beneficial to both the parties i.e. landlord and tenant.

    Most laws are in favor of the tenant

    Experts say that most laws in the country have been made in favor of the tenants. Many times landlords have to go through legal hassles to get the house vacated. Therefore, it is considered wise to make a rent agreement for 11 months. If there is any kind of dispute between the two parties later, then the rent agreement can be presented as evidence.
