The efforts to establish another city in NCR have gained momentum. The city, named ‘New Noida,’ is set to be developed, and the land acquisition survey has already begun. Lokesh M, the CEO of the Noida Authority, conducted an initial survey with officials in the Sikandarabad region of Bulandshahr. During this visit, a temporary office for land acquisition and development monitoring was inspected in Jokhabad village. The CEO stated that the land acquisition process will begin soon, with meetings held with local landowners, villagers, and village heads to obtain their consent.

The development of New Noida will take place under the Dedicated Dadri-Noida-Ghaziabad Investment Region (DNGIR). The area will include land from approximately 20 villages in Gautam Budh Nagar and 60 villages in Bulandshahr, making it the size of Noida city. The New Noida project will be developed in phases. The first phase, covering 3,165 hectares, will be completed by 2027. Subsequently, 3,798 hectares will be developed between 2027 and 2032, 5,908 hectares by 2037, and 8,230 hectares by 2041.

Approval of the Master Plan in October

In October, the state government approved the Master Plan 2041 for the project. Under the master plan, 40% of the acquired land will be reserved for industrial development, 13% for residential projects, 18% for green and recreational areas, 4% for commercial use, 8% for public institutions, and the remaining for other projects.

A Major Investment Destination

The DNGIR area has been identified as a key investment region in the first phase of the Delhi-Mumbai Industrial Corridor (DMIC). This area is well-connected to other parts of the state and country through road and rail networks. Nearby, the Noida, Greater Noida, Yamuna Expressway industrial zones, and the Noida International Airport are located.

Officials state that these regions offer an advanced road network, modern infrastructure, and better residential, commercial, and recreational facilities, making it an ideal destination for investment. New Noida will also be connected to the Western Dedicated Freight Corridor (WDFC), an important transport link for DMIC.
